MANAGEMENT AND MAINTENANCE
We pride ourselves in the availability and accessibility of our management team! We offer 24/7 emergency maintenance, with an onsite mangement & maintenance team available during our office hours. We are here to ensure your Briarcliff Apartments experience is as wonderful as possible with friendly team members ready to assist!
Briarcliff Apartments offers a team of maintenance professionals and an after-hours emergency maintenance line to call for emergencies.
Our service technicians are able to provide assistance while you're enjoying life in Atlanta! You do not need to be present for your maintenance request to be addressed, but if you would prefer to be there, you're more than welcome.
To get assistance as quickly as possible, place a work order through the online portal or contact our team of management professionals.
If you find yourself locked out during business hours, stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, you can call our emergency maintenance line or contact a locksmith if necessary.

Briarcliff Apartments is proudly pet-friendly! We permit dogs and cats, and up to 2 pets per home. There is non-refundable pet fee of $375 for your first pet, and $250 for your second pet. Pet rent each month is $25 per pet. Call our leasing office to discuss breed restrictions, pet rent, or any other questions you may have.
At Briarcliff Apartments, you will have an in-home washer/dryer and dishwasher to help you get chores done, so you can do more of what you love. Here, you can easily stay cool with the central A/C and cook to your heart's content with a fully-equipped kitchen complete with a stove, microwave, fridge, and so much more.
Our Atlanta apartments are unfurnished, meaning they are a blank canvas for you to create. Fill your space with what matters most.

We aim to approve all applications within 48 hours. If you have questions about the status of your application, please call our leasing team!
Paying rent is made easy by the use of the online portal! If you have any questions about the rent payment process, please contact our leasing team.
When living at Briarcliff Apartments, renters' insurance is required. We offer a master policy for all our residents at $18 a month, or you may supply your own 3rd party policy. Our renter's insurance requires the policy to list all leaseholders, have a minimum of $100,000 personal liability, and list the property as an interested party. If you have any questions about the renter's insurance policy at Briarcliff Apartments, please contact our leasing office!
For internet and cable providers, you are welcome to use the provider who services the area, keeping in mind Briarcliff's preferred provider is Xfinity.
At Briarcliff Apartments, we understand that life can change. Early lease termination may be possible with 60-days advance notice and buy-out fee of 2x the rent amount. The obligations are outlined in your lease. Please contact our leasing office to discuss your specific circumstances and review your options.
Briarcliff Apartments will provide utility set-up information upon moving into your new home!
Utilities such as water, trash, sewer,common electricity, amenity, and all other utility fees will be the responsibility of the resident and are not included in the base rent, but they will provided on your monthly statement. These additional charges are due with your rent payment.

When reviewing an application to rent at Briarcliff Apartments, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.
Applicants must have verifiable income equal or greater to THREE times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than FIVE times (gross market rent).
Past rental qualification is at least 2 years of verifiable 3rd party or mortgage payment history.

Briarcliff Apartments uses a third party to generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.

We currently do not offer self-guided tours; however, you can contact our team to schedule a tour of your future home at Briarcliff Apartments.
Of course! Please just let us know what you're time frame is and what you're looking to see, and we will accommodate your schedule to the best of our ability.
For the safety and security of our property, team, and residents, photo ID is required for anyone taking a tour.
Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.
Built in 1989 with solid construction, our community experiences very little noise between neighbors. We’re also proud to have residents who respect one another’s peace and comfort, making this a pleasant and peaceful place to live.
We want our residents to make their space just like home. We ask that upon move-out that the unit be returned to exactly as it was upon move-in to prevent any fees.
Briarcliff Apartments does not have additional monthly fees for using amenities. However, you must pay any additional charges for parking/pet rent depending on resident's circumstances.
Subletting and short-term rentals such as Airbnb, VRBO, etc., are strictly prohibited.
We want Briarcliff Apartments to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm to 8 am. All of our community spaces are ready for your use without any charges!
